The Village Max Management Package


Village Max is our full service package suitable for those unit title developments with lots of units, lots of owners and lots going on.


If you are part of a large busy development with many contractors coming on site and have compliance issues such as a BWOF, you should probably start with Max as the base package and delete those service items you don't need.

To help with your planning we break our body corporate services into four groups, "secretarial services", "accounting services", "facilities management" and a fourth group called "other" for those unique or one-off items that come up from time to time.


Secretarial services


This is where we support the committee and the body corporate with their meetings and decision making. We provide advice in regard to the unit titles legislation and the other areas of compliance you need to consider.


Our role is to make sure that you have the information you need to make the right decisions and we accurately record the decisions that have been made.


Accounting services


In financial terms, your body corporate should be run rather like a business. Good financial records should be kept, the committee and body corporate should be presented with accurate and timely reports - that are easy to understand - and every owner should pay their fair share of costs.


Other financial considerations are ensuring that suppliers are paid, debts are collected and any funds set aside for specific purposes are managed correctly.


It also goes without saying that the body corporate shouldn't run out of cash.


Building and facilities management


If you are part of a large development you may or may not have a building manager. Depending on this, we can either act as your building manager or work in conjunction with the one you have already appointed.


Regardless of whether you have a building manager or not, we operate our programmes to ensure that your buildings and all of your infrastructure items are safe and operate efficiently, the body corporate complies with the various statutes and regulations that affect them and over the long term, maintenance costs are minimised.


We also take an active role in ensuring that your long-term maintenance plan is managed in a practical and cost effective manner.


Other services


Under this "other" heading we are able to provide those services that are unique to your development or are temporary in nature.


Examples of this is secretarial support during reviews of contracts or entitlements and major one-off projects such as capital works, earthquake strengthening or weathertightness claims.


We are aware that programmes such as these can place enormous strain on the chairperson and committee members who are called upon to make large and often complex decisions and our experience is that high quality secretarial support during those times is essential.


However, it is not intended that our support replaces expert legal or technical advice during these programmes. Our role is to support the body corporate as they work through the issues until the programme is completed.
